When Warehouse 72, a modern American bistro, in Irvine, California, set out to reimagine its hospitality space, a referral from the architecture and design community brought LOTH on board to help create an inviting and memorable dining destination for both locals and travelers. The challenge was clear: deliver a compelling, functional design while navigating budget constraints, construction timelines, and long lead times.
LOTH collaborated closely with Rowe Creative and BLD Brands to help bring the restaurant’s bold vision to life. Together, the team developed a comprehensive indoor and outdoor furniture package that reflected the creative spirit of the dining experience. Working hand-in-hand with Rowe, LOTH provided guidance on budgeting and product selections, ensuring a smart balance of design and cost-efficiency.
One of the key strategies was creatively sourcing furnishings, not just new pieces, but select items repurposed from the client’s existing restaurant and additional inventory from the Spaghetti Warehouse in Columbus, Ohio. This cost-conscious approach allowed the team to stay within budget without compromising on aesthetic or quality.
To ensure a smooth process from start to finish, LOTH partnered with WorkWiser Services to coordinate warehousing, delivery, and installation through a trusted local partner in Irvine. Despite the typical challenges of construction delays and tight timelines, the LOTH team delivered everything on schedule and just in time for the bistro’s grand opening.
The result: A beautifully curated hospitality space that welcomes guests with warmth, style, and comfort. This project is proof of what’s possible through strong partnerships, thoughtful planning, and resourceful execution.
