
Challenge
The Newport on the Levee project required reimagining how a 360,000-square-foot property could function in a new era of experiential destinations. The existing retail center needed to be evaluated through a fresh lens. This meant transforming underutilized space into an open-air environment. The new environment supported entertainment, community engagement, and a rotating mix of local vendors.

Vision
The vision was to reinvent Newport on the Levee as a vibrant Live, Work, and Play destination anchored by an active public realm and strong connection to the waterfront. The goal was to create a walkable, inviting environment that blended residential comfort with commercial performance. In addition, the vision encouraged visitors to gather, linger, and return throughout the day.

Collaboration
LOTH partnered with Reztark and North American Properties to bring this ambitious transformation to life. Through close collaboration, the team leveraged the property’s existing strengths. At the same time, they reconfigured spaces into multiple distinct zones. These changes enhanced connectivity between the Gallery Building, streets, bridges, and the waterfront.

Result
The team transformed Newport on the Levee from a deserted retail center into a dynamic, connected waterfront community. Through thoughtfully designed communal spaces and an energized public realm, the destination now comes alive from sun-up to sun-down—delivering an enhanced guest experience and renewed vitality to the region.
