A Future-Ready Headquarters To Boost Collaboration & Employee Engagement
Advanced Drainage Systems set out to build more than a new headquarters—they envisioned a place where people, purpose, and performance could grow together. In Hilliard, Ohio, LOTH partnered with their team to transform 95,000 square feet into a flexible, high-performance workplace designed to reflect their culture, support wellbeing, and bring teams closer through intentional design. This case study explores how a shared vision became a space that fuels connection, collaboration, and the next chapter of ADS’s growth.
Challenge
ADS wanted more than just a larger office—they needed a future-ready environment that would unite employees, reflect brand identity, and attract top talent. The challenge was to design a workplace that balanced culture, innovation, sustainability, and functionality across a growing number of collaborative workstreams.
Vision
The vision was to create a high-performance headquarters that supported employee wellbeing and inspired creativity. Priorities included sit-to-stand desks, natural light, premium amenities, and intentional design choices that reinforced ADS’s culture of connection and growth.
Collaboration
ADS partnered with LOTH and trusted partners including BHDP, Geis, and Lunne to bring the new headquarters to life. With nearly 500 hours of design collaboration, tours of LOTH’s Work Studio, and a “Move In Committee” guiding decisions, the project emphasized wellness, sustainability, and seamless integration at every step.
Result
The completed headquarters in Hilliard, Ohio, delivers a dynamic, people-centered workplace that is more than just a building—it’s a catalyst for what’s next at ADS. Thoughtful design, collaborative spaces, and future-ready solutions now support innovation, productivity, and employee engagement at every level.
